Signs your roof needs replacing

Patching only goes so far. These signs usually mean it is time for a new roof.

  • Slates slipping all over

Nails rust through and slates drop across the roof, not in one spot.

  • Crumbling or sagging tiles

Old tiles go soft, cover themselves in moss and let in water.

  • Repeated leaks

If you keep paying to fix new leaks, a new roof costs less over time.

What a new roof includes

We take the old roof off and build the new one properly.

  • Strip off old slates or tiles
  • Check and replace sarking boards
  • Fit new felt and battens
  • Lay new slate or tiles
  • Fit new ridge and lead flashings
  • Clear the waste away

Slate or tile for your new roof?

Both work well in Aberdeen. The right one depends on your house and budget.

Natural slate

Long lasting and the traditional look on granite houses. Conservation areas often need it. It costs more to fit.

Concrete tiles

A good choice for 1960s to 80s houses. Lighter to fit and usually cheaper than natural slate.

How do I know if I need a new roof or a repair?

If problems are in one spot, a repair may do. If slates are failing all over or the boards are rotten, replacement saves money in the long run. We tell you honestly.

How long does a new roof take?

It depends on the roof size, the covering and the weather. A small house roof is quicker than a large one. We give you a realistic idea when we quote, not a promise.

Will you need scaffolding?

Yes, for a full roof replacement. Scaffold makes the job safe and lets us do the edges and chimneys properly. Your quote says if it is included.

What happens if you find rot when the old roof comes off?

We show you and explain what needs replacing. Sarking boards are the timber boards under the slates. Rotten ones are replaced so the new roof has a sound base.

Do I need planning permission for a new roof?

Like-for-like replacement often needs none. Listed buildings and conservation areas can need consent or matching slate. Check with Aberdeen City Council before you order.

Can I send a photo of my roof?

Yes. Send a photo taken from the ground with your postcode, and say what you have noticed. Please do not climb up to take one.
